Can I come see it in person?

Absolutely — I'd love to show it to you. Just grab whichever time slot works best for you on the calendar above and I'll make sure I'm there to meet you, unlock everything and answer whatever you want to ask. Mornings, afternoons, Saturdays — pick what fits your schedule. Booking a slot just means I know you're coming, so you get the full 45 minutes instead of catching me between stops.

Is the kitchen equipment included?

The hood, the walk-in and the built-in line are part of the space. We'll go item by item on the smallwares and anything freestanding when you tour — it's an easy conversation, not a fight.

Is the rent negotiable?

$6,000/mo is the number for a five-year term. For the right operator with a strong concept, I'm happy to talk through how the first few months are structured. Come walk it with me and let's have that conversation in person.

Do I have to open a restaurant?

No. It's built for food service, but I've had good conversations about event venues, taprooms, retail and fitness. Some uses need approvals — bring me the concept and we'll figure out whether it clears.

Who else is in the building?

River District Social — bowling, golf simulators, full bar and live music — anchors 680 Lynn and pulls a crowd seven days a week, right past your front door. The rest of the block is warehouse and flex space under the same ownership.

How much parking is there?

150+ shared spaces on the block, which is genuinely rare for a downtown River District location.

What should I bring to the tour?

Yourself, anyone else involved in the decision, and your questions. If you already have a business plan, menu concept or funding letter, bring it — it moves things along, but it's not required to see the space.
